This comfortable and spacious chalet was built by its owners in 2005, and comes with all the practicality and convenience you would expect from a modern family home. There is underfloor heating, double glazing and plenty of insulation, so it’ll always feel warm and welcoming when you come back to it. The property is very close to the lovely market town of Thônes with all it’s facilities. The chalet has spectacular views of the valley and mountains on all sides, and is a perfectly situated for exploring both Lake Annecy and the Aravis/Tournette mountains.

Mountain style and modern convenience blend seamlessly at Les Roses des Alpes, where personal touches make this a real home from home. Sleeping 8 adults in two double and two twin bedrooms, with two bathrooms, the chalet is unusually light and spacious. Two of the bedrooms open on to a sunny balcony. there is a second balcony on the ground floor, ideal for sunny breakfasts, and a large South-facing terrace leading on to a large flat garden. The well-equipped kitchen has a breakfast bar, so there’s no need for the cook to feel isolated, while there’s plenty of room for everyone around the dining table. When it’s cold outside, the best place to be is gathered around the log fire, though hardier types can always grab a blanket and a glass of mulled wine and enjoy star-gazing from the terrace.
Skiing is just one of the many ways to enjoy this mountain playground
Les Roses des Alpes is just off the main road to Manigod/Croix Fry, a less-crowded access point to the Aravis ski area with it’s 220km of snow-sure pistes to suit all abilities. There’s also a great choice of cross-country ski, snow-shoe and walking trails. For the ultimate in winter fun, try dog-sledding, paragliding on skis, horse-drawn sleigh rides or ski joering-skiing while being towed by a horse! Great sledging and snow shoe walks can also be enjoyed from right outside the chalet. Non-skiers are not forgotten in Winter, with a heated indoor/outdoor swimming pool at La Clusaz several ice skating rinks and cinemas, and sophisticated shopping in nearby Annecy and Geneva.
Relax and unwind in a stunning mountain setting
Golfers will be spoiled for choice at Les Roses des Alpes, with three excellent golf courses within a 20-minute drive. You’re just a 15 minutes drive from Lake Annecy, where you can swim in it’s crystal clear waters or try water sports such as wakeboarding, sailing, waterskiing, kayaking and diving. Back in the mountains, thrill-seekers might like to try canyoning, white water rafting or climbing on a Via Ferrata.Cyclists and mountain bikers have a huge choice of tracks, and you can always take the ski-lift up the mountain to make life easier. Keen cyclists can challenge themselves on some of the Tour de France’s most famous climbs, while the scenic [and flat]] 40km cycle path from Annecy to Ugine can be enjoyed by the whole family. When it’s time for a rest, Les Roses des Alpes’ large mature garden is the perfect place to catch some rays or enjoy a barbecue as the sun sets behind the mountains.
Quiet location between lakes and mountains
Set in the heart of the mountains, but within easy walking distance of the leisure and shopping amenities of the bustling market town of Thones, you couldn’t be better placed to make the most of life in the Alps. The medieval city of Annecy, just 20 minutes away, boasts boutique shopping, Michelin-starred restaurants, stunning architecture and lakeside walks and beaches. It’s 40 minutes to Geneva, putting the international airport in easy reach, and closer to home, there’s plenty going on all year round in La Clusaz and Le Grand Bornand, both just a 10 minute drive away. Make sure you try the local gastronomic specialities, including reblochon cheese, sold directly from many local farms as well as all the areas’ weekly markets.
If required there are also two mattresses underneath the twin beds in the 2nd floor bedroom, suitable for extra children only.
Be aware there is a small stream in the garden and children should be supervised at all time. Their safety is your responsibility.
This is a non smoking property. Renters are however allowed to smoke in the garden and on the terrace. Any cigarette butts found will lead to an additional cleaning charge.
Pets: If you wish your pets to accompany you on holiday please be aware that there a few extra terms and conditions which apply to your booking. Prior written permission from the owner must be obtained. Pets are not allowed in the bedrooms at the chalet. Pets must not be left on their own in the chalet at any time. There will be a non-refundable fee of 100€ for each pet payable on arrival at the chalet to the local manager/owner. Please ensure that you clean up after your pet and leave the garden and area surrounding the chalet clean and safe for others to use. If any dog excrement is found outside, there will be an additional cleaning charge. Thank you for your understanding.
“Following the sale of our old chalet "La Piste Noire" in St Jean de Sixt in 2005 we decided to buy a plot of land in Chamossière near Thônes and build a chalet. We felt we needed somewhere bigger with more space, nearer to our daughter's school and activities. We chose highly respected local company Maisons Giraud as builders and construction started the same year. The house conforms to the stringent Vivrelec energy efficiency standard, including underfloor heating, double glazing, and cavity wall insulation. This helps to ensure that it is always comfortable and cosy. At the same time, its relatively flat and open situation ensure that it’s light and airy inside in both Winter and Summer.
Another reason for buying this particular piece of land was that there was a non-constructible field alongside, which meant that Lupin Lam, June's horse could come and live with us. A stable was erected for him and his friend, a borrowed companion called Houpette. We then rented the big meadow on the other side of the river, visible from the chalet, so they had a bit more space and grass.
We moved in at the beginning of April 2006 and the hard work of making the house into a home started. Over the next few years, a lovely stone fireplace was installed, a large sunny terrace added, lawns , trees, and flower beds planted, and many other projects besides. The interior is a mixture of modern and mountain style lovingly put together by June for your comfort and pleasure.
Today, the house looks what it is: a loved family home. One that can be yours to experience, if only for a week or two…
